Historically and Architecturally Significant San Antonio Vintage Homes

Architectural Analysis

By: Architectural Historian Shelley Roff, Ph.D.

The King William Townhomes were awarded Best New Residential Development in 2005 by the Downtown Alliance. Near the Riverwalk and in the midst of the most beautiful historic neighborhood in San Antonio, the developer James Lifshutz (creator of Blue Star) could not have picked a more desirable location for his new project.

On the corner of Guenther and South Alamo, the townhomes provide modern, urban, luxury housing that blends harmoniously with the stately Victorian and Neoclassical mansions built in the 19th century.

Mr. Lifshutz envisioned a project that would blend in with the architectural style of the neighborhood, but not try to necessarily replicate the small church that was there. He hired FischerHeck Architects to design a townhome complex which responds beautifully to this request.

The stairs go from the street level to the 2nd floor, which often is the main floor. This gives the townhomes a feeling of connection to street life, yet also protects the living spaces from the noise. Built with wood frame construction, a standing-seam metal roof, and wrapped in Hardie board and limestone, the townhomes materially respond to their environs. The gabled roofs, saw cut window frames, and louvered air vents are simplified versions of those details seen in homes nearby.

The townhome for sale, 400 Guenther, #3101 is a two-story structure in the back with a garage, private entrance porch, and a lovely outdoor patio in the back shaded by trees. The plan of the home is an interesting combination of traditional and modern concepts.

As one might find in a typical Folk Victorian house plan in this neighborhood, the main entrance of the home leads you passed a prominent oak-railed staircase directly to the back of the house. Traditionally, the living spaces would be off to each side. In this more modern version, the privacy of the home is protected by having the garage out front and the remaining spaces oriented towards the tree-sheltered back.

The living room and kitchen spatially open to each other and share the dappled light coming in from the windows. The spaces are designed to accommodate the way that families prepare meals and socialize together today.

The volume of the staircase is also open, like a shaft that penetrates the two floors, giving better visual and social connection between the two. All the other details of the house, the bathroom fixtures, the ceiling fans, light fixtures are contemporary. Only the broad molding covering the seam between the wall and ceiling in each room pays homage to an architectural detail from the past.

Greetings!

400, GuentherFor many, the ultimate hassle-free form of urban living is a downtown townhome condo. This works great for those who travel a lot or who don't want to have to deal with all the maintenance of a normal home.

Here's that very place in a 2 bedroom, 2.5 bath townhome on the corner of Guenther and S. Alamo in the historic King William Neighborhood.

Living here is like having one foot a step from Blue Star Arts Complex and the other foot a step from Casbeers and Beethoven Maennerchor. (Step step step = POLKA for Oktoberfest!)

And as usual, I am sharing it with you and those you care about before it goes on MLS. I have a tight schedule on this one, so if you know someone who might be interested, please pass this on so they can see it before anyone else knows about it.

There are lots of condos downtown, but this one located where the action is. Plus, this townhome is priced to go fast, so don't pause...

King William 2-1 Queen Anne
a sneak peek before everyone else!
Architectural Analysis
Detail

Architectural Historian Dr. Shelley Roff researches all of our listings.

The neighborhood on the west side of South Alamo street, affectionately known as "Baja King William", is home to numerous turn-of-the century small Victorian homes. 209 Cedar is a classic example of the Queen Anne style, one of the Victorian styles that became the dominant form of residential construction in the United States in this era.

Characteristic of the Queen Anne is the steeply pitched hipped roof with a dominant front-facing cross gable and the ornate gingerbread cutouts and spindlework. At 209 Cedar, gingerbread cutouts span the vergeboards of the gabled roof, and the porch structure is designed with delicate turned porch supports, a suspended frieze of spindlework, ornamental spandrels and fan brackets. The ornamental woodwork is a machine-made craft inspired by the English furniture designer, Charles Eastlake.

This romantic residential style was developed by a group of English architects led by Richard Norman Shaw who were inspired by the architecture of the medieval period. They were designing buildings in reaction to the hard, capitalist environment being created by the Industrial Revolution.

Although the style provided a romantic escape to a past era, American architects were not afraid to put modern transportation and factories to use as the Queen Anne style's popularity spread across the United States. Queen Anne became well-known in the south and west due to the publication of pattern books and the very first architectural magazine, The American Architect and Building News.

The American version of Queen Anne was even more ornamental and free-form in plan thanks to the development of balloon-frame construction in the United States. With the development of the railroads through San Antonio, one could order factory-made architectural details from new building source catalogues.

Even the entry door at 209 Cedar exhibits ornate machine-cut wood and metalwork. Entry into the house is celebrated with an extended reception hall, which leads directly to a dining room. In larger Victorian houses this space would have been the location for a grand staircase to an upper floor.

Door and window frames tend to be simple in Queen Anne houses. As typically seen in San Antonio houses of this era, carved molding with square corner blocks carved with circles is used for the house's interior frames, and transom lights appear over most doors.

The fireplace in the parlor retains its original dentiling and raised wood bead and swag ornament, and the original beadboard siding still protects the bathroom walls. To add to the charm of the house, a mid-century style stove acts as the eye-catching ornament of the bright yellow kitchen.

    Victorian in King William-
a sneak peek before everyone else!
    Architectural Analysis
    Column

Architectural Historian Dr. Shelley Roff researches all of our listings.

924 South Main Street, built in 1907, is a Texas variant of the Folk Victorian. This style is defined by Victorian detailing on simple folk house forms, generally much less elaborate than the actual Victorians. In these more humble Victorians, woodworking detail is usually reserved for the porch and the cornice at the roof's edge.

The height and proportions of this house are elegant, perhaps even more so due to the spare but elegantly crafted woodwork both inside and outside the house.

Wide, flat, jigsaw cut trim ornaments the windows, doors and vergeboards under the roof. Rather than displaying Queen Anne- type turned spindles for the porch railing, square posts and minimalist Doric capitals give the porch an Italianate character. This character is enhanced by a deeply projecting classical molding over the front door.

Although the rusted rooster-bell knocker is not original to the house it certainly adds to its antique character. A local, early 20th-century manufacturer must have provided the diamond pattern divided light widows, which can be seen in many houses from this era in this neighborhood.

The house is surrounded on two sides by a wide two tier veranda, perfect for rocking chairs, sipping lemonade and watching the neighbors stroll by. The sky blue paint, traditionally found on porch ceilings of this era, was used to prevent wasps and other insects from building nests.

The original owners went to great expense to ornament the public areas of the house: the vestibule and staircase, front parlor and dining room. Extensive boiserie, a type of carved wood paneling with raised moldings, decorates the piers and walls. This method of ornamenting walls originated in 17th- century France and was made popular in Texas with the influx of French immigrants in the mid-19th century.

These decorative panels were used not only on the walls but also to embellish doorways, windows, cupboards and shelves. A simple crown molding adds a touch of elegance to the interior windows and transoms, and the minimalist Doric capital seen on the exterior porch is repeated on interior piers and the newel of the upper staircase.

The second floor has two new additions that enhance the historical character of this house; Two stand-alone closets embellished with classical cornices and beadboard siding give character to a bedroom, and an old-fashioned standing curtain-rod over a claw-foot bathtub give an antique look to the bathroom that has all the modern conveniences and plumbing the original owners would never have dreamed of.

Just wanted to let you know about a home in King William that's coming on the market before I put it on MLS or put the sign up. There's an opportunity for your friends to take a peek before the rush.

King William Victorian - Exquisite Neighborhood
    Front View of Home

Here is an interesting home in the King William neighborhood. It's clearly a Victorian-style home, but it isn't dripping with all the classic gingerbread details you might associate with Victorian architecture. I prefer this Tex-German simple Victorian style seen around King William.

As you can imagine, this 2- story home is roomy and has the wrap around porch and balcony that you expect in an older historic home built back when things were built right.

  • 4 bedrooms, 3 baths - $424,900
  • Hardwood floors
  • Big Backyard and detached workshop
  • 2,351 square feet + balcony and porch!
  • Half a block from the riverwalk

  • Clawfoot Tub

It's amazing how close to downtown you can live, and still be in a nostalgic tree-lined neighborhood. The riverwalk is just a half block away- great for jogging or bird watching. There's even a ramp for easy portage of your canoe or kayak. Consider competing in the annual King William Yacht Club Fourth of July Regatta with local luminaries like Mike Casey.

    Kitchen

The King William area is one of the most sought after neighborhoods in San Antonio. The architectural history, visual arts resources, and performance arts facilities are amazing. There are a ton of great restaurants, bars and shops to boot. First Friday and Second Saturday Southtown Artwalk emphasize the local art resources every month.

King William Fair is a favorite Fiesta event for many with its emphasis on local music and art.

All this within walking distance of home!

Historic Renovated Victorian Home in King William
    Greetings!

Just wanted to let you know about a listing that's coming on the market in the next couple of weeks before anyone else knows about it. Please forward it on to anyone that might be looking for a majestic Victorian home in King William. Be sure to check out the photos...

    Front

Here is a beautiful home in the King William Historic Neighborhood. The 5 bedroom, 6 bath Victorian home has all the wonderful curb appeal and has all the impressive trim work and architectural character that you would expect for the neighborhood. Detached quarters offer space for a remote office or artist's studio. Don't forget the 4 verandas and balconies that allow for a leisurely coffee in the morning or wine sipping in the evening.

    Entryway

The 3,900 square foot home was built at the turn of the century and has been lovingly rehabbed and well maintained. The interior and exterior features are preserved including the original irreplaceable red pine woodwork, hardwood floors, solid masonry exterior high arched windows, and coffered ceilings.

    Dining Room

The rewired home has 3 individually-zoned Central A/C's and the plumbing is updated. You can be sure the historic charm can be enjoyed within the demands of a modern lifestyle- all within a 10 minute walk to the riverwalk or 3 minutes to Southtown's many restaurants, shops and art galleries.

There aren't many homes on the market in King William these days and it looks like the inventory will remain tight indefinitely. This home appears to be the best bet for a home of its quality and size.
