We are approaching the deadline to protest your Bexar County Property Taxes.

What is really important is that you fax or dropoff the protest form as soon as possible. Don't worry about sales comparables yet. I will follow-up with data from your neighborhood over the next 10 days or so, if you sign up for them.

I have attached a copy of the Bexar County Appraisal District tax protest form that I use every year to save mucho dinero. You can also download the Property Tax Protest form directly from BCAD.

Here's how to fill out the protest form:

  • Step 1: Put your name and address
  • Step 2: Give street address of property in question (Account # is optional)
  • Step 3: Check off 1- Value is over market vaue AND 2- Value is unequal compared with other properties.
  • Step 4: Tell them why you feel that way. If you have data, stick it in there. If not, then Just say that your property has been overvalued and that you are being taxed at a higher rate than your neighbors.
  • Step 5: check yes
  • Step 6 Sign.
  • Step 7- Then I deliver it to 411 North Frio, SATX 78207 (near UTSA downtown). I usually fax it to 210-242-2454, but allow for the fact that their fax number will be fairly busy as we approach the deadline, so you want to confirm delivery. Delivering is the best option. You may be able to scan the protest and email it to cs@bcad.org. I know people who have successfully emailed their protest, but BCAD sent a note back saying that they would accept it via email this year, but not to do it again. J

  • Step 8- Wait for BCAD to get back with you to tell you when your informal hearing is. In the meantime, you can start planning your case.

I personally hire someone to go down and fight for me. If you file the protest, you can still hire someone. I will be happy to give you a list of tax protest people.


Remember, if you reduce your taxes $400, that's $400 you will save every year.
